For buyers who have the luxury of time when purchasing a home, the question of timing frequently comes up. I have often been ask "Brandon when is the best time of the year to buy a home"? There is not a definite correct answer, however here are a few things to consider.
If we take a look at the 4 quarters of the year, in my market homes are being bought and sold no matter what time of the year it is. The weather is one of the advantages of working in the Southern California real estate market. Yet, some seasons of the year are more active than others. Here's why.
1st Quarter: January - March is always an interesting time if the year the in Orange County. Everybody has those New Years resolutions... Inventory is usually lower than the Spring and Summer months so there are typically less open houses. Kids are in school until summer so most buyers with kids will wait until school finishes before making a move.
2nd Quarter: April - June things start to heat up. More buyers are getting pre-qualified to be ready for the summer months. A lot of buyers are already pulling the trigger on a home if it is something that they love. This time of the year we begin to see multiple offers in the market place. There are still multiple offers in Q1 but it's Q2 when they become more frequent.

3rd quarter: July - September is typically the hottest time of the year. The kids are out of school and the parents need to find a home so that they can register the kids in school. The weather is usually the best with blue skies and a cool ocean breeze which helps the homes show better to buyers. Be prepared for multiple counter offers if buying this time if year. There should be a good amount of inventory on the market, but if it's priced right it will sell quickly!
4th quarter: October -December. This time of year there are more family oriented vacations / events. Some buyers are traveling with family, the weather tends to cool down a little, and active is usually the slowest.
At the end of the day if a buyer finds a home that he or she loves and can afford it, purchasing the home is the best thing to do no matter what time of the year it is. Yes there is more competition in the summer however a great agent will beat the competition 9/10 times.
