What's the difference between and Buyer's market and a Seller's Market


Real estate goes in cycles, especially here in Southern California. There are times when it seems like there are not a ton of homes on the market and there are time when it appears that everybody and their Momma has their home on the market. This quick blog will give you some indications if you are in a Buyer's market or a Seller's market.

There are two key factors to consider when determining if you are in a buyer or seller's market. 
First is amount of inventory, and second are the days on the market. 

If a home the average time on the market for homes is greater than 6 months, you are in a Deep Buyers market. If it is taking 4-6 months to sell a home this is considered a buyers market. Here in South Orange County it is taking 3.3 months most homes to sell which tells us that we are in a balanced market. Now if homes in your market are selling on average in 2-3 months this is a Sellers Market. Lastly, if the average days on market for homes to sell is less than 60 days, this is a Hot Sellers Market!
